Do you need consent?

In New Zealand, a detached sleepout under 30m2 can often be built without a building consent under the Building Act's exemptions - but only if it meets the conditions (no cooking facilities, plumbing by a licensed person, structural work reviewed by a chartered professional engineer where required).

Always confirm with your local council before you buy. Rules vary by district plan, wind zone and whether you're in a flood or coastal hazard area.

Siting and foundations

Pick a level, well-drained spot. Most kitset cabins sit on a timber-framed floor over piles or a concrete pad. Check setbacks from boundaries and overland flow paths.

Allow access for delivery - flat-pack and container units need clear vehicle access and space to crane or roll the panels in.

Insulation and weathertightness

For year-round comfort, choose an insulated wall/roof system or add batts to meet a sensible R-value for your climate zone.
